Real Housewives of Beverly Hills star Kyle Richards filed a lawsuit against her sister, Kim Richards, last year over one of Kyle’s homes.
Any OG RHOBH fan knows this isn’t the first time the Richards sisters fought over a house.
More than a sisterly squabble:
According to court docs obtained by TMZ, Kyle sought to have Kim vacate her 2-bedroom, 3-bath, 1,633-square-foot condominium in Encino. Kyle claimed Kim had been living in the condo for years, despite her demand to vacate in 2024.
In her suit, Kyle sought possession of the place and wanted damages against Kim of $140 per day, beginning in November 2024, for every day she stayed past her welcome.
Kim apparently never responded to the suit, so a default judgment was entered in March 2025. Kim was required to surrender possession of the property.
The L.A. County Sheriff’s Office tried to serve Kim in June 2025 with the judgment, but she’d apparently already moved out of the home. Therefore, Kyle was able to take possession of it.

In September 2024, Kim was put on psychiatric hold at the request of her family. TMZ reported Kim’s family was forced to show her “tough love” after the child actress fell “off the wagon.”
As per law enforcement, Kim was placed on a psych hold after getting a call from a concerned neighbor. Authorities showed up at one of the homes Kim’s sister, Kyle Richards, owns.
A neighbor called, hoping to have the former Bravolebrity removed from the house. “The neighbors were concerned about Kim’s behavior in the past.”
