Denise Richards and her estranged husband, Aaron Phypers, are being sued by their landlord with hopes to evict the exes from their LA rental.
According to Us Weekly, a man named John Karan filed a lawsuit in Los Angeles Superior Court against the returning Real Housewives of Beverly Hills star and her unemployed ex.

Landlord John claimed the duo signed a lease in 2020 where they agreed to pay $12,000 per month to rent a 7k square-foot home in Calabasas.
The suit is demanding $84,000 in back rent. He also wants possession of the property immediately and damages for every day until he gets the keys.
Denise has not lived at the home since late 2023, when she moved into her own townhome. Aaron, his parents, and his brother have continued living at the Calabasas home.
In her court battle, Denise said she had asked Aaron and his family to move out of the home. She also accused him of causing extensive damage to the house and not keeping it up since she left. Aaron denied the claim. He said his family had drastically improved the home’s condition since the Drop Dead Gorgeous actress left.

The lawsuit comes days after Aaron was arrested after testifying to oppose Denise’s petition for a long-term restraining order. Never forget, Aaron shared NSFW text messages and photos of Denise online, which resulted in a restraining order that expires on November 7, 2030.
The judge stated, “It’s pretty classic domestic violence from my perspective. I think that it’s really pretty clear that you can’t take private things and throw them out without potential consequences. There can’t be a defense that her peace can’t be disturbed because she had an OnlyFans page and did Playboy. That’s not a defense.”
